Text Amendments:

 

On Feb. 13 the Board of Trustees passed four (4) Resolutions initiating four (4) amendments to the Deerfield Township Zoning Resolution. The amendments will be heard by the Warren County Regional Planning Commission at their regular meeting on February 28 and by the Deerfield Township Zoning Commission at their regular meeting on March 10. The date for the hearing by the Board of Trustees has not yet been confirmed.

 

The following are the links to the approved Business Redevelopment (B-RD) District and the pending Residential Transitional (R-TR) District. The B-RD District was approved by the Board of Trustees June 17, 2008. The R-TR District will become effective on August 23, 2008.

  • Managed by the Director of Community Development, the department's primary responsibility is the administration and enforcement of the Deerfield Township Zoning Resolution.
  • The Department of Planning and Zoning provides community information and data and manages the planning endeavors of Deerfield Township.
  • Effective zoning practices protect property values and contribute to a community's quality of life.

    WHEN DO I NEED A ZONING PERMIT?

  • Building a new addition
  • Adding a detached garage
  • Installing a pool
  • Adding a deck
  • Building a shed

    If a zoning certificate is required,

  • Submit complete zoning certificate application and appropriate number of drawings to the Planning and Zoning Department.
  • Staff will review your request and contact you with any questions
  • Within three business days, your zoning certificate will be available for pick up.
  • If a building permit from Warren County is necessary, our staff will advise you of the procedure to follow.

    The following improvements to your home or property do NOT need a Zoning Certificate, although they may still need a building permit:

  • Replacing a roof
  • New vinyl siding
  • Constructing a fence
  • Interior remodeling
  • Constructing a concrete patio
